Did you know that if the presence of asbestos is identified during preparations for a reno or demolition, there are extra steps required?
When you first consider a demolition or reno, your contractor will most likely require a demolition or refurbishment survey before they start their work. This survey is intrusive in nature and may include taking samples from parts of the building. However, this is limited to the area of work being conducted. Depending on the size of the job it might be safer if the house or building is unoccupied when the survey is done.
If the survey identifies asbestos material within the work area, it must be removed before reno work can continue. If only a small amount (no more than 10m2) of non-friable asbestos is found, then your contractor may be able to remove it. However, it is always highly recommended that specialists are engaged to remove the asbestos even if it is 10m2 or less of non-friable asbestos.
If the area of removal work is greater than 10 square meters of non-friable asbestos or if there is friable asbestos identified, it must be done by a licensed removal company. A licensed company has the skills and training to complete the project in accordance with the legislation to ensure that everyone is kept safe.
Once the removal work is done, you should receive a clearance certificate that verifies the area is safe for reoccupation. Your contractor must ensure this is carried out by an independent third-party consultant such as AirSafe Ltd. Do not re-occupy the area where asbestos was removed if you have not been given a clearance certificate confirming that the area is safe to be re-occupied.
